The Shelley is purpose-built student housing just a 2-minute drive from the University of Victoria.The Shelley offers fully-furnished studio and 2 bedroom suites with utility-inclusive rent, in-suite laundry, and amenities like a rooftop patio with BBQs, a multi-purpose lounge, indoor parking with EV charging, and on-site bike repair, all designed to make student life easier and more connected.

We sign 3-year agreements with free opt-out windows so you can plan your stay (and your budget) accordingly! The minimum stay is a 12-month cycle beginning in September 2026-August 2027.

​Nothing! At The Shelley, we want to provide a turnkey and all-inclusive approach to the purpose-built Student market. All utilities such as water, electricity and heating are included in your base rent.

​An Individual Liability Lease gives you peace of mind! It means you’re only responsible for your rent and your space, not your roommates’. Each resident signs their own lease agreement, so if someone else moves out early or misses a payment, it won’t affect you. It’s a simple, secure way to enjoy shared living without sharing the financial responsibility.

​Wi-Fi is not included in your rent.

​We require that all residents have a guarantor over the age of 18. Since students don’t have a long work history or stable income in most cases, we request that a parent, guardian or someone capable of assuring your financial responsibilities signs as guarantor for your term.

​At The Shelley, the security deposit is equal to half of one month's rent and helps cover any potential damage beyond normal wear and tear when you move out. As long as your suite is left in good condition and all move-out requirements have been met, the landlord will initiate the return of your security deposit within 15 days after the end of your tenancy, in accordance with BC's Residential Tenancy Act.

​The Shelley management team will be providing a roommate matching service to all individual residents looking for roommates. This service pairs you with like-minded residents based on a short personality and lifestyle quiz, helping to create a comfortable and compatible living experience. Our goal is to make sure you feel right at home from day one, living with people who share similar habits, study styles, and interests.

​The Shelley’s Resident Portal lets you submit a maintenance request online, including notes on access and urgency. All maintenance tasks are categorized based on urgency and availability for parts and labour, communication is of utmost importance to us, so you won’t be left in the blue, wondering when your maintenance request will be serviced.

​Insurance is mandatory with all agreements in order to protect yourself from liability, ensure you are covered from costly accidents or mistakes and at your own discretion protecting your personal belongings from someone else’s potential missteps. We are happy to discuss with you!
